How to Find the Perfect Recreational Property
Your Guide to Finding the Perfect Escape
Owning a recreational property is a dream for many—a place to escape, unwind, and enjoy nature. With the rise of remote work and increasing interest in vacation properties, finding the right recreational property can be overwhelming. Whether you're looking for a lakeside cottage, a mountain cabin, or a rural retreat, or mobile home community, this guide will help you navigate the process.
Define Your Purpose
Before beginning your search, carefully consider why you want a recreational property. Your purpose will influence everything from location and size to necessary amenities and features:
A weekend getaway for family relaxation
A remote work location with reliable internet
An investment property for short-term rentals
A future retirement retreat
A multi-generational gathering space
Establish a Realistic Budget
Recreational properties vary widely in price, and costs extend far beyond the purchase price. Create a comprehensive budget that includes downpayment, property taxes, property insurance as a minimum and utilities and upkeep and travel costs to and from the property.
Choose the Right Location
Location selection has become increasingly important with changing weather patterns and the rise of remote work. Personally, proximity to my primary residence is my top priority—I want to spend less time driving and more time enjoying the outdoors. If you prefer a property on a lake or river, be sure to assess the risk of natural disasters such as flooding. Don't assume internet connectivity and cell reception are available everywhere—always check before purchasing. Additionally, consider how close the property is to activities you enjoy, such as hiking, skiing, or fishing, to ensure it aligns with your lifestyle and recreational needs.
Access and Utilities
Some recreational properties are off-grid, lacking access to electricity, water, or roadways. Determine if you’re comfortable with an off-grid property or if you need one with full utilities and year-round road access. Additionally, consider seasonal road access, as some properties may only be reachable during certain months due to snow, mud, or flooding. If year-round access is essential, verify road maintenance services and whether the property is accessible in all weather conditions.
Work with a Real Estate Agent Specializing in Recreational Properties
A real estate agent with experience in recreational properties can help you find listings that meet your needs, provide insights on local market trends, and navigate zoning and legal considerations. Seasonal properties tend to be more complex than traditional homes due to factors such as access, maintenance, lack of municipal infrastructure etc.
Visit the Property in All Seasons
If possible, visit the property during different times of the year. What seems perfect in the summer may be inaccessible or difficult to maintain in the winter. Checking for seasonal changes can help you avoid surprises.
Beyond the initial purchase, consider costs like maintenance, repairs, rental income (if renting), and utility expenses. Research rental demand and expected income if you plan to rent the property.
Understand Insurance Cost
Insurance for recreational properties can vary significantly depending on whether they are seasonal or year-round homes. Seasonal properties may have higher premiums due to limited access, potential weather risks, or lack of full-time occupancy. Be sure to compare policies and speak with an insurance provider to ensure you have the right coverage for your property type.
Owning a recreational property is more than just an investment—it’s an opportunity to create lasting memories with family and friends. Whether it's cozying up by the fireplace, spending summers by the lake, or simply enjoying the peacefulness of nature, a recreational property allows you to slow down and reconnect with what truly matters. With careful planning and the right approach, you can find a retreat that enhances your quality of life and becomes a cherished getaway for years to come.
